Unlike some of those other larger, more well-known companies that believe bigger is better, our philosophy to property management begins and ends with service -- both to the Landlords and to the Tenants.
The national average for number of properties in a property manager´s portfolio is somewhere near 130 properties, and our larger companies seek to increase that average. First hand experience has lead to the understanding that an over burdened property manager is commonly cranky, mistake prone, unable to complete tasks as advertised, rarely visits the property, and is slow in returning phone calls and e-mails. To complicate the lives of these managers, it practically takes an Act of Congress to get these large accounting departments to correct a simple accounting error. At 4-Beaches Realty, we have put an end to that kind of insanity.
The solution is simply to increase the amount of time a property manager has available to manage his/her portfolio. Because your satisfaction is key to our success, we have limited the number of properties in our property managers´ portfolios to 75 or fewer, depending upon the experience of the property manager. By placing an upper limit of 75 properties on our managers, we have provided them with the time required to skillfully execute their duties. We believe this added time will enable our managers to offer friendly, responsive service while reducing the errors associated with the day-to-day managerial duties. This added time also allows us to fulfill all of our stated services. We at 4-Beaches Realty have even added some duties that are totally unique here at the beach: monthly photo inspections of each property and bi-annual detailed interior inspections. To assure that every Landlord is satisfied with our service, each is provided with a direct line to the owner of 4-Beaches Realty.
